What we deliver

A loft conversion is the most cost-effective way to add a bedroom, en-suite or office to your home — no garden lost, no foundation work, just clever use of the space you already own. We plan, build and finish lofts that feel like part of the house, not a tacked-on attic.

Choosing the right type

Velux conversions are quickest and cleanest where head height allows. Dormers add real usable floor space and standing room. Hip-to-gable and L-shape conversions on semis and terraces can effectively add a whole floor. We'll spec the right type for your roof and budget.

Structure and floor

Existing ceiling joists are rarely strong enough to be a floor. We install new structural floor joists, often supported by steels at the load-bearing walls below, then build the new floor deck before any partitions go in.

Regs, fire and stairs

Loft conversions are notifiable under building control — fire-rated doors on the floor below, protected escape route, mains-wired interlinked smoke alarms, properly designed staircase rise and going. We handle all of it.

Our process

    Feasibility

    Measure existing head height, roof type, services. Talk through what's possible.

  2. 02

    Design

    Drawings, structural calculations, building control submission.

  3. 03

    Strip & structure

    Strip the loft, install steels, build new floor and dormer/roof works.

  4. 04

    Fit out

    Insulation, plasterboard, staircase, en-suite, electrics, finishes.

  5. 05

    Sign-off

    Building control completion certificate, snag walk, handover.

Common questions

FAQs

Do I have enough head height?+

You generally need around 2.2–2.4m from existing ceiling joists to the ridge for a comfortable conversion. We'll measure on the first visit and tell you straight.

Do I need planning permission?+

Many lofts are permitted development, especially velux and modest rear dormers. Larger dormers, front-facing changes and homes in conservation areas usually need planning. We'll guide you.

How long does it take?+

A velux conversion is typically 6–8 weeks. A rear dormer 8–12 weeks. Hip-to-gable or L-shape 10–14 weeks.
